MASS INHABITATION
EXISTING
Bhaktiyog

The module started with a visit to a co-operative housing society ‌in Borivali, west.

Bhaktiyog society was constructed in the 1960s under the Paranjpe scheme for middle-class people. It looked like an ordinary society at first, but once we entered, it differed from the societies that we see in Mumbai. It had a significant open ground with a community hall and a corridor, which acted as a space for interaction and buffer space. The building has houses with areas of 240sqft, 270sqft, and 310sqft. Though the houses were tiny, the open spaces provided were huge.

CONCEPT

The design started with the idea of creating open ground spaces and open green spaces on every floor, which act as a ground and create a space for interaction. Staggering of the building was done for proper light and ventilation.

The idea was to redevelop 50% of the area and build houses for the existing residents and the other 50% area to be retrofitted and used as a coworking space, which will allow additional income for the residents. The existing houses were given 30% additional space after the redevelopment.

The design started by creating a massing model that allowed creating open ground spaces similar to the existing site. Nowadays, the ground area is used for the building and the building does not allow open ground spaces. the idea was to build vertically. I added external columns to build houses above the existing buildings.

UNIT DESIGN

The existing houses were given 30% additional space which allowed to create a room in every house. Every unit was introduced with a room and a toilet in every house. The strategy was to create space such that every person could accommodate the space. Every house has a folding partition between the living and kitchen in such a way that it creates a level of privacy according to the need of time. The entrance for the bedroom and toilet is such that it does not have any disturbance from the living, which is the most public space and opens up in the corridor.

In places like Mumbai, we are in constant search of open spaces. Architecture provides us with an opportunity to create these open green spaces, which form a space for interaction, celebration, and many more. We prioritize parking more than life, which creates a disconnect with the ground. Green spaces are required for all generations as they act as a calming space and provide a sense of relaxation from the hectic environment. Open balconies and corridors act as buffer spaces and help from the rains and sun.
